How does the land lease work?

You will always own your home which is considered personal property.  Timberfell will always own the land, which the home sets on.  A lease will be entered on a monthly rate for a specified amount of time.  Your lot will be ‘home-occupied’ and only you can transfer the lot to another person.  The resort can’t take ownership of the lot that your home resides.

Your home is your personal property.  You are always welcome to sell your personal property.  You can sell your home to another person and all of homes are built to be removed, so you can transport it offsite.  Many of our sites sell quickly when placed on the market.

Home costs vary based on size, location, and options.  Our homes start at $40,000.

Yes. Timberfell Finance can finance with a down payment and a monthly payment that meets your budget.

The current lot rent is $275 per month, plus utilities.  The cost could be higher based on property location.  Lot rent is subject to increase each year but not exceed 10% of the current price.

Timberfell is open 365 days a year.
